<br />Staff Recommendations: <br /> <br />1. The site under consideration is approximately 69,288 sq. ft. in size and is zoned R-l Single <br />Family. The proposed plat will divicie the existing 1.77 acre lot into three single family <br />lots in the City ofRoseville. All three of the proposed lots exceed the minimum size, and <br />are consistent with the ITontages of surrounding properties. Therefore, it is staff's <br />recommendation that Angeline Seidenkranz's preliminary plat at 1775 N. Roselawn <br />Avenue be approved. <br /> <br />Council Action Requested: <br /> <br />1. Motion to approve Angeline Seidenkranz's request for preliminary plat approval at 1775 <br />N. Roselawn Avenue subject to the following Engineering staff conditions: <br /> <br />a) This lot was assessed for two lots. If this plat is approved, the assessment for the <br />additional lot will have to be paid at the cost of$305.00. <br />b) The existing curb and gutter on this site will have to be removed for any new <br />driveways. Since Roselawn Avenue is a county road, permits for this work will be <br />required from Ramsey County. It should also be noted that replacement work <br />must meet Ramsey County requirements. <br />c) There is only one water service located at the west end of the proposed plat. Two <br />new water services will have to be constructed to serve the new homes. The City <br />ofRoseville's utility personnel must make the new tap on the watermain. <br />d) There is a 20 foot sanitary sewer easement running east/west across this property. <br />The sanitary sewer services must come ITom the main located within the easement <br />which runs east/west in the easement.
