The use of the property for automotive repair would have <br />an adverse impact on residential property which exists to <br />the North and West of the property. <br />2. The use as proposed would require a parking lot set back <br />in violation of the Roseville City Code. <br />3. The use of the property as proposed would create nOlse, <br />especially in warm weather when the doors are open. This <br />noise would be inconsistent and adverse to other uses of <br />the land in the immediate vicinity. <br />4. The City Council has determined that these findings make <br />the proposed use of the property incompatible wi~h the <br />typical use in a B-3 district. <br />
