--~
.

September 7, 1995
Planning Application Narrative
Page 2.

The number of proposed parking is 28 which is as required by
the City ordinance. We have held the majority of the parking
to the East as to buffer it from the multi-family buildings.
A board on board wood fence will be installed on the West
side of the property to screen the 3 cars at that side.

We do not require any variances for this property, the
drainage of storm water will surface drain to the catch basin
on the East side of the site as does the present paved site.
The proposed site has less impervious area (bituminous) than
what is existing due to the increased landscaped areas pro-
vided. Water will be serviced from the existing main on the
West side of the site and sanitary sewer shall be connected
to the main on the East side of the site as does the present
building.

Parking, traffic and security etc., do not pose any demands
on the area greater than the previous use of the property.

All of the trash and recyclables are to be retained inside
the building and all mechanical units on the roof shall be
screened by prefinished metal enclosures in accordance with
City ordinances.

We believe the building design and placement have taken into
consideration the least impact possible to the residential
property to the West & North from traffic, noise, lighting,
etc.

End of Narrative
