<br />--~ <br />. <br /> <br />September 7, 1995 <br />Planning Application Narrative <br />Page 2. <br /> <br />The number of proposed parking is 28 which is as required by <br />the City ordinance. We have held the majority of the parking <br />to the East as to buffer it from the multi-family buildings. <br />A board on board wood fence will be installed on the West <br />side of the property to screen the 3 cars at that side. <br /> <br />We do not require any variances for this property, the <br />drainage of storm water will surface drain to the catch basin <br />on the East side of the site as does the present paved site. <br />The proposed site has less impervious area (bituminous) than <br />what is existing due to the increased landscaped areas pro- <br />vided. Water will be serviced from the existing main on the <br />West side of the site and sanitary sewer shall be connected <br />to the main on the East side of the site as does the present <br />building. <br /> <br />Parking, traffic and security etc., do not pose any demands <br />on the area greater than the previous use of the property. <br /> <br />All of the trash and recyclables are to be retained inside <br />the building and all mechanical units on the roof shall be <br />screened by prefinished metal enclosures in accordance with <br />City ordinances. <br /> <br />We believe the building design and placement have taken into <br />consideration the least impact possible to the residential <br />property to the West & North from traffic, noise, lighting, <br />etc. <br /> <br />End of Narrative <br />
