The property under consideration at 2906 Matilda Street is zoned R-1 Single Family. It is <br />located on the end ofa cul-de-sac in an area that requires 10 foot sideyard setbacks. The <br />house currently has a one car attached garage and it is Mr. Truninger's request to add a <br />second stall to this garage. In order to accomplish this, he is requesting a 7 foot sideyard <br />setback variance. <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously requested <br />approval of a 7 foot sideyard setback variance at 2906 Matilda to allow for the <br />construction of a second garage stall. The proposed garage stall would be located such <br />that the tront corner of the garage would be 3 feet trom the property line and the rear <br />corner would be 7 feet trom the property line. Past practice has been to approve sideyard <br />setback variances to allow homeowners to expand a single car garage into a two car <br />garage. <br /> <br />3. All affected adjacent property owners have been notified and have given their written <br />consent for the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardship or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on findings that a hardship or practical difficulty exists on the <br />site. <br /> <br />1 <br />
