The property under consideration at 1703 Skillman Avenue West is zoned R-1 Single <br />Family. The rront yard setback requirements in this zoning district is 30 feet with a proviso <br />that an attached garage may extend into this setback requirement by 3 feet. Mr. Warzeka <br />is a contractor hired by the property owner, Mr. Terry McGibbon, to expand the living <br />space of Mr. McGibbon's home. The proposal is to add additional bedrooms over the <br />garage space. Mr. McGibbon's garage is located 28.5 feet from the rront property line, <br />therefore, he is seeking a 1.5 foot rront yard setback variance. <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously requested <br />approval of a 1.5 foot rrontyard setback variance at 1703 Skillman Avenue W. It was the <br />Committee's belief that requiring the living space above the garage to be setback 30 feet <br />would not allow the addition to be aligned with the structural supports of the existing <br />home, making it extremely expensive to construct this proposed addition. <br /> <br />3. All affected adjacent property owners have been notified and have given their written <br />consent for the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardship or practical difficulties exist on the <br />site. <br /> <br />1 <br />
