The property under consideration at 1967 N. Prior Avenue is zoned R-1 Single Family. <br />The sideyard setback requirements for driveways in this zoning district is 5 feet. Mrs. <br />Jorgensen's home currently has a one car attached garage served by a narrow 9 foot 3 <br />inch driveway. She is seeking a sideyard setback variance to add 6 feet of hard surface to <br />create an additional parking stall on her property. <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 4 foot sideyard setback variance at 1967 N. Prior Avenue. It <br />was the Committee's belief that given a single car garage and narrow driveway, an <br />additional parking stall would eliminate on-street parking and provide better circulation <br />for Mrs. Jorgensen. To expand the driveway in the opposite direction, would mean that <br />planting beds would be disrupted and cars would be parked in front of windows in Mrs. <br />Jorgensen's porch. <br /> <br />3. All affected adjacent property owners have been notified and have given their written <br />consent for the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardship or practical difficulties exist on the <br />site. <br /> <br />2. Grant the variance based on findings that a hardship or practical difficulty exists on the <br /> <br />1 <br />
