The property under consideration at 2201 Roselawn Avenue is zoned R-1 Single Family. <br />It is a comer lot at the intersection of Rosel awn Avenue and Rosedale Avenue. The <br />sideyard setback requirement for comer lots is 30 feet ITom the right-of-way. Mr. <br />Lehmann's house was built 13 feet ITom the Rosedale Avenue right-of-way/property line <br />and is currently a legal non-conforming use. Mr. Lehmann would like to build an addition <br />to the rear of his house, extending the wall facing Rosedale Avenue. <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 17 foot sideyard setback variance at 2201 Roselawn Avenue. <br />It was the Committee's belief that requiring the addition to be setback 30 feet would not <br />allow the interior layout of the addition to match the existing house and would give an <br />unusual look to the house ITom the street. <br /> <br />3. All affected adjacent property owners have been notified and have given their written <br />consent for the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardship or practical difficulties exist on the <br />site. <br /> <br />2.
