<br />,.... <br /> <br />'S <br /> <br />CITY OF ROSEVILLE <br />PLANNING REPORT <br /> <br />DATE: 08-14-96 <br /> <br />CASE NO.: 2805 <br /> <br />Planner Approval: <br /> <br />Department Approval: <br /> <br />Agenda Section: <br /> <br />Item Description: <br /> <br />8 (b) <br />Sketch plan review of Rosebrier Development's proposed residential <br />planned unit development for the Zeece property at Albemarle and County <br />Road B. <br /> <br />Background: <br /> <br />The Rosebrier Group of Robbinsdale presented a sketch plan for medium density residential <br />planned unit development for a 7.9 acre parcel ofland consisting of the Zeece subdivision on <br />Albemarle and County Road B, the City owned property adjacent to this subdivision and a <br />portion of a lot rronting on Rice Street in early 1996. The property is currently zoned R-1 single <br />family and is guided for medium density residential development in the City's Comprehensive <br />Land Use Guide Plan. Since that time, the developers have continued their planning efforts and <br />have come up with two new development concepts prior to finalizing these plans and making <br />formal application for a planned unit development, the applicants would once again like to share <br />their ideas with the Planning Commission in the form of a sketch plan and receive feedback rrom <br />members of the Commission about the direction they are moving. <br /> <br />As the attached site plans indicate, the developers have prepared a 31 unit plan and a 40 unit plan <br />for consideration in the sketch plan stage of a planned unit development.
