<br />7. Polyethylene pipe, (coiled black plastic pipe), shall be neatly stacked no more than eight <br />feet high in the area indicated on the site plan. <br />8. PVC pipe, (white plastic pipe, 20 feet lengths) shall be neatly stacked in bundles <br />measuring approximately 20 feet long by 4 feet wide by 18 inches high as indicated on <br />site plan. Bundles shall be stacked no higher than approximately six feet. Unloading of <br />PVC pipe requires use of a bobcat or forklift and shall only occur during hours specified <br />in #6 <br />9. Concrete landscape products shall be neatly stored on pallets in area indicated on attached <br />site plan. Pallets shall be stacked a maximum of two high or approximately six feet. <br />Loading and unloading requires the use of a bobcat or forklift and shall occur only during <br />hours specified above. <br />10. All outdoor storage materials shall be placed within the fenced area shown on the site <br />plan. No further expansion of the storage area shall be permitted. <br />11. Along the south property line, a strip of spruce and pine trees and deciduous shrubs <br />approximately 15 feet wide shall be maintained. By September 30, 1996, spruce and pine <br />trees with a minimum height of six feet shall be infill planted and maintained as indicated <br />on the 3/13/96 drawing labeled "Landscape Buffer Additional Planting Detail". Property <br />owner shall be responsible for maintaining all new and existing trees in this area and shall <br />replace any new or existing trees in this area that die as a result of neglect, natural causes, <br />natural disasters, or abuse or damage caused by the property owner or tenants. <br />Replacement conifer trees shall be at least six feet high. <br />12. The chain link fence, shown in the buffer area plan of 3/13/96, shall be replaced with an <br />80% opaque screen fence at least 8 feet in height. <br />13. The area directly north of the aforementioned 15 feet wide tree strip and extending to a <br />line 40 feet north of the south property line shall be seeded, planted and permanently <br />maintained as per the adopted master buffer plan by September 30, 1996. The berm shall <br />start at the 40 foot setback line (north setback line). An 8 foot, 80% opaque (wood or <br />similar) fence shall be placed on top of the berm. <br />14. The applicant shall work with City Planning staff to make improvements to the buffer <br />zone and screen fence consistent with the Master Buffer Plan prepared by the City <br />landscape architect. <br />15. All exterior security and parking lighting shall meet the City Design Standards for <br />placement, intensity of light, and downcast lighting. <br />16. The applicant shall comply with the City Design Standards within the front (north) <br />parking areas for customer and truck and trailer parking by paving, landscaping, and <br />curbing as required by September 30, 1996. <br />17. Prior to review and approval of the conditional use permit and extended exterior storage <br />area, the applicant shall post the necessary landscape bond (as required by the design <br />standards), and shall provide evidence of an easement or other permission to plant <br />evergreen hedge materials north of the north property line as shown on the landscape <br />plan. <br />18. The applicant shall comply with the sign ordinance regarding the truck and trailer rental <br />operation. No pylon sign shall be allowed. An 8 foot monument sign may be permitted. <br />19. The applicant shall apply for a grading permit when constructing the 3 foot or higher <br />berm. <br />20. The site plan and buffer plan dated 3/13/96 and application materials shall be considered <br />part of this permit. <br />21.
