~~~
March 28, 1996
Chris Berg
Uno- Yen Company
3850 North Wtlke Road
Arlington Heights, IL 60004
Re: Uno-Yen site at Snelling and County Road B
Dear Mr. Berg:
The site plan that you forwarded to the City following out last meeting, addresses a number of the
issues that were discussed. There is still some confusion between the site plan and the survey
prepared by Eagan, Field, and Nowak Inc. Surveyors, specifically relating to the road easements
on your property. Before the application can be considered complete, the City needs to have
these issues clarified by the surveyor. In addition, the City will need to have a complete landscape
plan, utility and drainage plan, proposed signage plan, and how the rooftop units will be screened.
In addition, staff remains concerned about the number of driveway access points to your site and
would like to see the plan revised to eliminate one of the north side driveways. In addition to
making the site look more like private property, the traffic consultant has suggested landscaping
and signage to make the easterly access point ftom County Road B be more clearly identified as
an access to private property. Perhaps the addition of no thoroughfare signage would help in this
matter as well.
.
Once this additional infonnation has been forwarded to the City and found to be in proper order
for public hearing consideration, we will be able to schedule a hearing with the Planning
Commission and ultimately the City Council.
.~
Michael Falk
City Planner
City ofRoseville
,- ~.:: -";', <:2lh' .
