Falk <br />City Planner <br />City ofRoseville <br />2660 Civic Center Drive <br />Roseville, Minnesota 55113 <br /> <br />Dear Mr. Falk: <br /> <br />The property located at 2167 North Snelling, St. Paul, Minnesota has been owned by Unocal <br />since 1958. It was deeded to The UNO- VEN Company, an lllinois General Partnership, on <br />December 1, 1989. This property has been used as a gasoline service facility for as long as Pure <br />Oil, Union Oil and UNO- VEN have owned it. <br /> <br />The current size of the property is 28,023 sq. ft., of which 4,544 sq. ft. or 16% of the total is <br />green area. We propose to use the land and building as a gasoline station and convenience store <br />and are requesting a Special Use Permit. <br /> <br />UNO- VEN is an illinois petroleum refining and marketing company, supplying "76" brand <br />petroleum products to motorists, airlines, railroads, trucking fleets, and industrial and agricultural <br />consumers throughout the Midwest. We have a workforce of approximately 1,100 employees. <br />We will have three or four employees at this site. <br /> <br />We propose to have 21 parking places, which is seven more than the ordinance requires. There <br />will not be any unique conditions relating to the parking. <br /> <br />Condemnation of property on the North and West requires us to ask for a setback variance to <br />allow us to build a modem 2,000 sq. ft. convenience store. <br /> <br />We plan to sheet drain across the drives in all four different directions. This means no one storm <br />drain will be overloaded. <br /> <br />Our site plan is designed to allow cars to quickly and safely exit the traffic flow and do their <br />braking on our location. This, we believe, will facilitate better traffic flow through the <br />intersection than there is today. <br /> <br />. Products <br />
