<br />considerations in hand paid by the said party of the second part, said parties
<br />of the first part do hereby grant and convey unto party of the second part,
<br />its successors and assigns, a perpetual easement for a public road and highway
<br />and for underground utility mains, pipes and appurtenances over, under and
<br />across a strip of land in the City of Roseville, Ramsey County, Minnesota as

<br />NORTHERLY ALONG THE EAST LINE OF SAID 1/4 1/4 335 FEET; THENCE WESTERLY
<br />AND PARALLEL WITH THE SOUTH LINE OF SAID 1/4 1/4 100 FEET TO THE POINT OF
<br />BEGINNING; THENCE CONTINUE WESTERLY AND PARALLEL WITH THE SOUTH LINE OF
<br />SAID 1/4 1/4 10 FEET; THENCE SOUTHEASTERLY TO A POINT ON THE WEST
<br />RIGHT-OF-WAY LINE OF SNELLING AVENUE SAID POINT BEING 100 FEET WEST AND
<br />315 FEET NORTH OF THE SOUTHEAST CORNER OF SAID 1/4 1/4; THENCE NORTHERLY
<br />ALONG THE WEST RIGHT-OF-WAY LINE OF SNELLING AVENUE TO THE POINT OF
<br />BEGINNING AND THERE TERMINATING.

<br />its successors or assigns, to grade, level, fill, drain, pave, build, maintain,
<br />and rebuild or widen a public road or highway, together with such culverts,
<br />cuts, or ditches as may be necessary, and to construct, maintain, operate, and
<br />repair utility mains, pipes, and appurtenances over and across the strip of
<br />land hereinbefore described, together with perpetual easement for ingress and
<br />egress.
