<br />1. BackRround <br /> <br />The project site is located in the southeast quadrant of the intersection of Lexington Avenue and Roselawn <br />Avenue in the City of Roseville. The site is in the Central Ramsey Watershed Management Organization <br />(CRWMO) jurisdiction. <br /> <br />Previous analyses and reports were prepared on February 3 and April 20" 1996, for this site with a different <br />building and parking lot configurations. Currently, the plan reflects a reduction in the overall building and <br />parking areas for the Kath facility with a parcel reserved for future development. <br /> <br />Total Site Area: 9-5j280 sJ. - 2.18 acres <br />Deductions: <br />Lexington Avenue Easement: 8,711 s.f. = 0.20 acres <br />Roselawn Avenue Easement: 10,797 s.f. = 0.25 acres <br />Proposed Additional Lexington Avenue Easement: 3,811 sJ. = 0.08 acres <br />Net Site Area Excluding Public Streets: 71. 761 s.f. - 1.65 acres <br />Site Area for Kath Development 40,250 s.f. = 0.93 acres <br />Site Area of Additional Parcel 31,511 s.f. = 0.72 acres <br />The stormwater management requirements for the CRWMO are: <br /> <br />1. Provide detention storage for all rainfall events up to the 100 year frequency with a maximum <br />outlet rate not to exceed the runoff rate for the 10 year rainfall event on the site; <br /> <br />2. Provide erosion control and containment during construction through the use of inlet <br />protection, silt fence or straw bale erosion control barriers, and temporary rock-dam <br />construction entrance. <br /> <br />lI..
