This additional time will allow the applicant to <br />prepare and provide further details concerning the revised site plan which we <br />presented to you earlier this week, and will allow the City staff and consultants to <br />review and comment on the revised plan with respect to traffic, noise, or other <br />planning concerns. Enclosed are 8 1/2" x 11" and 11" x 17" reduced copies of the <br />revised site plan. <br /> <br />As we discussed on Tuesday, the revised site plan provides a 75-foot wide green <br />space/buffer along the entire east lot line of the project site, adjacent to the single- <br />family residential neighbors. This substantial green space/buffer is included to <br />address the concern expressed in the initial staff report for this project, relative to <br />the O.4-acre parcel in the northeast area of the project site, currently designated <br />residential in the Comprehensive Plan, and apparently intended to provide a <br />transition between business and residential uses. We believe the proposed 75' x <br />231' green space area will provide a much more effective and appropriate buffer <br />to the residential neighbors than the 99' x 174' parcel designated residential in the <br />Comprehensive Plan and zoned for B-1 commercial development. <br /> <br />The revised site plan also reorients the car wash portion of the building so that <br />the exit doors face to the northwest towards the street intersection, reducing the <br />potential of noise impact on the adjoining residential neighbors. <br /> <br />In advance of the May 8 Planning Commission meeting, we will be preparing and <br />submitting to you landscape plans and building elevations to further detail the <br />revised project plans.
