Bruce Kath is proposing to construct a gas station/convenience store with a car wash at <br />1912 Lexington Avenue. The site is in the southeast quadrant ofthe intersection of <br />Lexington Avenue and Roselawn Avenue. The site is currently occupied by Ace's 66 <br />Service Station and automobile repair and a single story building at 1080 RoselaWD <br />Avenue, currently occupied by a real estate firm. The service station building was <br />constructed about 1932 and the other commercial building was constructed in about 1956. <br />The property is bordered on the north by RoselaWD Avenue, on the west by Lexington <br />Avenue, on the south by 22 housing units within 2 apartment buildings, and on the east by <br />single family residential land uses. Across (north) RoselaWD Avenue is Suburban <br />Hardware and the newly approved 16 townhomes of Rose Villa. Across Lexington <br />Avenue (west) is the ReMax Realty building. <br /> <br />2. The applicant has asked that this item be continued to the May 8. 1996 Plannin2 <br />Commission meetin2. Mr. Kath is revisin2 his site plans and architectural desi2n <br />and detail to more closely comply with the City's Comprehensive Plan and zonin2 <br />code. <br /> <br />Staff Recommendation <br /> <br />1. City staff recommends that Bruce Kath's request for a rezoning, conditional use permit, <br />preliminary and final plat, and amendment to the Comprehensive Plan at 1912 Lexington <br />Avenue to construct a gas station/convenience store/car wash be continued to the May 8, <br />1996 Planning Commission meeting as per the applicant's request above. <br /> <br />SU22ested Action <br /> <br />1.
