Bruce Kath is proposing to construct a gas station/convenience store with a car wash at 1912 <br />Lexington Avenue. The site is in the southeast quadrant of the intersection of Lexington <br />Avenue and Roselawn Avenue. The site is currently occupied by Ace's 66 Service Station and <br />automobile repair and a single story building at 1080 RoselaWD Avenue, currently occupied by a <br />real estate firm. The service station building was constructed about 1932 and the other <br />commercial building was constructed in about 1956. The property is bordered on the north by <br />Roselawn Avenue, on the west by Lexington Avenue, on the south by 22 housing units within 2 <br />apartment buildings, and on the east by single family residential land uses. Across (north) <br />Roselawn Avenue is Suburban Hardware and the newly approved 16 townhomes of Rose Villa. <br />Across Lexington Avenue (west) is the ReMax Realty building. <br /> <br />2. The applicant has asked that this item be continued to the May 28, 1996 City Council meeting. <br />Mr. Kath is revising his site plans and architectural design and detail to more closely comply <br />with the City's Comprehensive Plan and zoning code. <br /> <br />3. The Planning Commission, at the April 10, 1996 meeting, continued consideration of this <br />item to the May 8, 1996 Planning commission meeting. <br /> <br />Staff Recommendation: <br /> <br />1. City staff recommends that Bruce Kath's request for a rezoning, conditional use permit, <br />preliminary and final plat, and amendment to the Comprehensive Plan at 1912 Lexington Avenue <br />to construct a gas station/convenience store/car wash be continued to the May 28, 1996 City <br />Council meeting as per the applicant's request above. <br /> <br />Council Action Reauested: <br /> <br />1.
