<br />5. Installation by Developer. The Developer shall install or cause to be installed and pay <br />for the following: <br /> <br /> <br />A. Street Lights <br />B. Setting of Lot and Block Monuments <br />C. Surveying and Staking of work required to be perfonned by the Developer <br />D. Gas, Electric, Telephone, and Cable Lines <br />E. Site Grading <br />F. Landscaping <br /> <br />2 <br /> <br /> <br />6. Time of Performance. The Developer shall install all required improvements <br />enumerated in Paragraph 5 which will serve the plat by September 1, 1996. The <br />Developer may, however, request an extension of time to the City. If an extension is <br />granted, it shall be conditioned upon udpating the security posted by the Developer to <br />reflect cost increases and the extended completion date. <br /> <br />7. Public Improvements. The following improvements shall be designed and installed in <br />the plat by the Developer: . <br /> <br />A. Sanitary Sewer <br />B. Water <br />C. Stonn Sewer <br />D. Streets <br />E, Sidewalks <br />F. Street Signs <br />G. Retaining Walls <br /> <br />8. Requirements for Public Improvements. All public improvements shall be installed <br />with the approved plans. The plans shall be developed in accordance with City standards, <br />ordinances, and plans and specifications which have been ptepared by a competent, <br />registered, professional engineer. The plans shall beJurnished to the City for all <br />necessary approvals. The Developer shall obtain all necessary pennits from the City~ as <br />well as other agencies, before proceeding with construction. The Developer shall be <br />responsible for providing full-time field inspection personnel to assure an acceptable <br />level of quality control to the extent that the Developer's engineering shall be able to <br />certify that the construction meets the approved City standards as a condition of City <br />acceptance. In addition, the City may, at the City's discretion, and at the Developer's <br />expense, have one or more City inspectors and a soil engineer inspect the work on a full <br />or part-time basis. The Developer or his engineer, shall schedule a pre-construction <br />meeting at a mutually agreeable time at the Roseville Civic Center with all parties <br />concerned, including City staff, to review the program for the construction work. Within <br />30 days of the completion of the improvements and before the security is released, the <br />Developer shall supply the City with a complete set of reproducible as-built plans. <br />
