Part of the site will drain to catch basins at the intersection of Farrington Ave. and Stanbridge Circle. The <br />remainder of the site will drain to Owasso Blvd. storm sewer overland and via a new storm sewer catch basin <br />and pipe at the rear of proposed lots on Owasso Blvd. <br /> <br /> <br />1. Size of current site = 2.54 acres <br /> <br />2. Existing buildings on site include house and farmstead outbuildings as shown on exiting conditions plan. <br />The proposed buildings will be single family homes on each of the proposed lots. <br /> <br />3. The proposed use of land and buildings is for development of single family homes. <br /> <br />4. No zoning change proposed. Zoning is R-1 <br /> <br />5. There are two variances being requested: <br />. 80 ft. width at front yard setback line is requested to accomodate 6 single family lots on the proposed <br />culdesac. The development costs for the property are high and platting 5 oversized lots on the culdesac is <br />not feasible. <br />. Approval of an 8 % street grade for the proposed culdesac street is requested. An 8% grade is not excessive <br />and is necessary to reduce the extreme grade difference between the proposed house elevations and the <br />adjacent south and west properties. The proposed site must meet existing elevations at adjacent properties <br />and the existing street at Farrington Avenue. The 8% street grade is necessary to accomplish this. <br /> <br />
