Any reduction in setbacks could be conditioned on the provision <br />of additional berming, screening, and landscaping. It is the Community Development <br />staff's opinion that it is appropriate to consider such parking setback reductions because <br />the city's current standards may be outdated, may create over priced/underutilized <br />industrial land, and do not reflect the type of development the City is attempting to <br />promote in its industrial areas. The City is promoting a business park type development <br />rather than heavier industrial type development in a number of its industrial areas. It may <br />be appropriate to have parking setbacks which are consistent with business zoning <br />districts. The City has also adopted design standards since the industrial parking setback <br />standards were adopted. This helps to reduce the impact of the reduced setback. <br /> <br />Suggested Planning Commission Action: <br /> <br />I.
