Cleveland Avenue. <br /> <br />Planner Approval <br /> <br />~ <br /> <br />Item Description: <br /> <br />Ba~kl:round: . <br /> <br />1) Ryan Companies owns a 6.6 acre site at 2778 N. Cleveland Avenue. The site is currently <br />occupied by Midwest Motor Express which operates a motor freight terminal on the site. <br />The site is bounded by Cleveland Avenue on the west, the unimproved Iona Street (Twin <br />Lakes Parkway) right-of-way on the south, the unimproved Mount Ridge Road right-of- <br />way on the east and the American Semi Trailer Truck related use on the north. Ryan <br />Companies is proposing to demolish all existing structures on the site and construct a ne\\ <br />. 100,000 to 105,000 sq. ft. office/warehouse building on the site. Ryan Companies <br />originalJy applied for a planned unit development for the site. Notice for the proposed <br />PUD was mailed and sent in May, 1996. The approval ofthis PUD and the standards and <br />conditions attached to it could set the minimum standards for future development in the <br />area. <br /> <br />2) The Community Development Department staff recommended that it is more appropriate <br />to consider this proposal as a side-comer parking variance request only. <br /> <br />3) The Planning Commission, on May 8, 1996, recommended City Council approval of a 40 <br />foot parking setback variance. <br /> <br />4) The City Council at its May 28, 1996 meeting, closed the public hearing and continued <br />consideration of this item until June 25, 1996. <br /> <br />5) The City Council, at its June 25, 1996 meeting, did not accept the setback variance and <br />.requested that the Planning Commission review this matter at the July 10, 1996 meeting <br />.and provide the City Council with a recommendation concerning approval of a PUD or <br />other alternative approaches on the site. <br /> <br />1 <br />
