<br />D(~~":' <br />.I.~. <br /> <br /> <br />May 14, 1996 <br /> <br />Mr. Earl Holcomb <br />2520 Simpson St. <br />Roseville, MN 55113 <br /> <br />Re: Minor Variance request for existing driveway. <br /> <br />Dear Mr. Holcomb: <br /> <br />A Minor Variance Committee meeting was scheduled for April 30, 1996 to consider your request <br />for a minor variance at 2520 Simpson Street. This variance request is the result of the Pavement <br />Management Program in your neighborhood this year and the preliminary engineering indicating <br />that your existing driveway does not meet proper setback distances from the intersection of <br />Simpson Street and Snelling Curve. <br /> <br />In your absence, the Minor Variance Committee discussed your application and recognizes the <br />hardship involved in meeting the 30 foot setback requirement that would force the removal of the <br />ash tree located in your front yard. It was the Committee's opinion, however, that with the <br />reconstruction of the street, it is important to get driveway alignments as close to 90 degrees to <br />the street as possible. Therefore, as the attached diagram indicates, it is the Committee's <br />recommendation that you be granted a 12 foot sideyard setback variance for your driveway, <br />providing for a more perpendicular approach from the street. <br /> <br />If you have any questions or concerns, please contact me at 490-2236.
