'1

REQUEST FOR COUNCIL ACTION

DATE: 6-10-96

ITEM NO.: B-2

Agenda Section:

Department Approval: Manager Reviewed:

~/~ ~

Item Description: Blanket Minor Variance request.

Consent

Back.2round:

1. The City has a policy to issue blanket minor variances for driveway sideyard setbacks in
conjunction with street work being done in the community.

2. In accordance with City policy, the following minor variance is presented for Council
approval.

a. Earl Holcomb request for a 20 foot variance at 2520 Simpson Street.

Requirement

Variance Request Summary
Proposal

Variance

30 foot driveway setback
from side street

10 foot driveway setback
from side street

20 foot driveway setback
from side street

3. The Minor Variance Committee has reviewed this request and has unanimously
recommended approval of the 20 foot driveway setback variance. It was the Committee's
belief that relocating the driveway to meet setback requirements would force the removal
of an existing mature ash tree and make the access to the side tuck-under garage
extremely difficult.

4. All affected property owners have consented to the variance request.

Alternatives:

1. To deny the variance and require the driveway to be installed with the proper setback.

2. Approve the variance as proposed.

Policy Objective:

I. To bring existing non-conforming driveways in conformance with the ordinance by either
granting a variance or requiring that they be installed with proper setbacks.

1

\i
