D. VARIANCE HARDSHIPS 1. Wish to get from house to garage without going outside; current arrangement poses personal security as well as personal safety (ice in winter) risks. 2. Wish to get more light into kitchen. No natural light in kitchen at this time. 3. Wish to correct/beautify shared driveway issue. At this point it is a two-toned, unappealing asphalt "parking lot." Wish to divide it and beautify. (See ro+oS) (A) 4. Traffic flow for getting from garage to house cuts right through small kitchen, interrupting core work areas. 5. Kitchen very small. 6. Garage very tight fit for two vehicles. No storage space for lawn mowers, garbage cans, etc. At this time, garbage can is kept in back yard, and one vehicle is parked in front driveway. Owners feel commitment to neighborhood and lot for following reasons: general metro area location, ci~ of Roseville school Vlstem for future children, proximi~ to Central Park, beau~ and privacy of back yard, general suitabili~ of home and neighborhood. Proposed renovation would address the hardships listed above in the following manner: 1. Proposed plan would allow access from new garage to mudroom and house. 2. Proposed plan would allow light to enter kitchen from french doors and windows to courtyard. This light access would enhance resale value of kitchen alone. 3. Neighbors to south have views only of asphalt "parking lot" from their family room, kitchen, and living room windows. Owners have "parking lot" view from living room window and kitchen door. Proposed courtyard and garage would be lined with plantings of flowering shrubs that would continue to street. This would also improve the view from the street. (See phof-os ') ('5) 4.
