John and Shona Haas own a home at 2479 Churchill Street which is zoned R-1 Single <br />Family. The house is a small rambler with an attached, but offset, two car garage that is <br />currently located 3 feet ftom the side yard property line, in violation of the five foot <br />setback requirement. In an effort to provide more living space and a more usable garage, <br />the applicant would like to build a new attached garage and convert the existing garage <br />into workshop space and eventually living space. <br /> <br />In order to complete this project and still provide natural light in the kitchen and living <br />room area, the Haas' propose to extend the new garage into the required ftont yard area. <br />The proposed garage would be set 20 feet ftom the ftont property line (a 3 foot garage <br />extension encroachment into the ftont yard is allowed). A 3 foot setback ftom the <br />sideyard property line would also occur. Past practice has been to grant sideyard setback variances for two car <br />garages. In addition, it was the Committee's belief that in order to accommodate the <br />additional living area/artist studio and still provide adequate natural light to the kitchen <br />and living room area of the house, it is necessary to move the proposed garage addition <br />forward 7 feet into the required 30 foot ftontyard setback area. It was also the <br />Committee's belief that the architecture of the proposed addition, together with the site <br />plan improvement were well thought out and would add value to the house and <br />surrounding neighborhood. <br /> <br />" <br />I <br />I <br /> <br />3.
