Belmont Lane. <br /> <br />Background <br /> <br />1. The property under consideration at 1405 W. Belmont Lane is zoned R-l Single Family. <br />The applicant currently has a single car attached garage served by a 10 foot wide <br />driveway. The driveway is located 8 feet 6 inches from the property line and the applicant <br />would like to widen their driveway to provide an off-street parking location that would <br />not block access to the garage. In order to provide an additional 8 foot wide side parking <br />stall, the applicant is seeking a 4-1/2 foot variance to the 5 foot setback requirement for <br />driveways. <br /> <br />Variance Request Summary <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />5 foot sideyard setback <br /> <br />6 inch sideyard setback <br /> <br />4-1/2 foot variance <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 4-1/2 foot sideyard setback variance to allow for a off-street <br />parking area. It was the Committee's belief that the requested sideyard setback variance <br />would provide for off-street parking in recognition of the fact that most families have at <br />least two cars. Widening the driveway to the west would cover the sewer and water <br />services to the house and park cars in front of the living portion of the home. Given the <br />close proximity to the property line of the proposed driveway addition, the Minor <br />Variance Committee has indicated to the applicant that a survey of the property line would <br />be necessary before a building pennit would be issued. <br /> <br />3. All affected adjacent properties have been notified and have given their written consent for <br />the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />2.
