Lakeview <br />Avenue. <br /> <br />Bacqround <br /> <br />1. Mary and Gary Andrist own a home at 2843 N. Lakeview Avenue which is zoned R-l Single <br />Family. Their home has a detached two car garage serviced by a 17 foot wide driveway. The <br />garage is located 8 feet from the property line and the driveway is located 9 feet from the <br />property line. The Andrist's currently have three cars and are proposing to add an off street <br />parking stall to their driveway to provide for offstreet parking. In order to provide an 8 foot <br />wide parking stall, the applicants are requesting a 4 foot sideyard setback variance. <br /> <br />Variance Request Summary <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />5 foot sideyard setback <br /> <br />1 foot sideyard setback <br /> <br />4 foot variance <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously recommended <br />approval of a 4 foot sideyard setback variance to allow for the construction of additional <br />parking area attached to the driveway. It was the Committee's belief that a practical difficulty <br />currently exists with the narrow driveway (City Code allows driveways to be up to 26 feet <br />wide). The Committee also believed that taking parking off the street enhanced public safety. <br /> <br />3. All affected adjacent properties have been notified and have given their written consent for the <br />proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty exists on the site. <br /> <br />Policy Objectives: <br /> <br />1. Ensure that development occurs consistent with the City's Comprehensive Plan and Zoning <br />Ordinance. <br /> <br />2.
