Jay Wallish owns a home at 1432 Rose Place. The property is zoned R-l Single Family and is <br />in an area where streets and utilities are being repaired as part of the Pavement Management <br />Program. The house was built in 1939 and currently does not have a garage. The applicant is <br />seeking to build a new attached garage on the east side of his house. <br /> <br />The homes on the south side of Rose Place in this area are all located almost directly upon the <br />front property line. This was the result of orienting houses to the original Rose Place Road <br />which was actually constructed north of the right-of-way. With the Pavement Management <br />Program, the road is being reconstructed within the right-of-way and it was during the <br />Engineering process for this project that it was discovered that the homes on the south are <br />located too close to their front property lines. <br /> <br />Variance Request Summary <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />30 foot frontyard setback <br /> <br />12 foot frontyard setback <br /> <br />18 foot variance <br /> <br />2. The Minor Variance Committee has reviewed this request and has unanimously recommended <br />approval of the 18 foot frontyard setback variance to allow for the construction of a new <br />attached garage. It was the Committee's belief that because the existing house is located <br />directly on the front property line, that the attached garage could be offset by 12 feet and <br />still provide reasonable access to the house. In this case, the hardship lies in the location of the <br />existing home on the front property line. <br /> <br />3. All affected adjacent properties have been notified and have given their written consent for the <br />proposed variance request. <br /> <br />Alternatives: <br /> <br />I. Deny the variance based on findings that no hardships or practical difficulties exist on the site. <br /> <br />2.
