<br />May 13, 1996 <br /> <br />City of Roseville <br />Re: Proposed Plat Division of Virginia Tuerk <br /> <br />My name is Virginia Tuerk. I have lived at 2424 North Dale <br />Street in Roseville since December of 1988. I purchased <br />this home in July, 1989. In , a proposal was made by <br />an incoming neighbor which resulted in present homeowners <br />donating land to the city of Roseville for what is now known <br />as the Sextant cul-de-sac. <br /> <br />My property is located on the northeast corner of Dale and <br />County Road B-2, and on the southwest corner of Dale and the <br />Sextant cul-de-sac. <br /> <br />There is 120 feet of frontage on Dale and it runs for 310 <br />feet from Dale down the straight part of the cul-de-sac. It <br />is presently listed as one plat. I am offering a proposal <br />to sub-divide my property into 3 lots. The section where my <br />house, detached garage with attached shed is, would measure <br />120 feet of frontage on Dale and 125 feet deep along the <br />cul-de-sac The other 2 lots would both measure 92.5 feet of <br />frontage along the cul-de-sac and 120 feet deep. These two <br />newly created lots would be for sale for single family homes. <br />When the city put in the cul-de-sac, they also put in sewer, <br />water, gas and curbing to the proposed lots. There is also <br />a fire hydrant and a storm drain on the northeastern section <br />of the property line. As new homes were built in the circle <br />section of the cul-de-sac, electricity was also brought in. <br />The area is now residential and would remain so. <br /> <br />The approximate value of the homes presently on the cul-de- <br />sac is from $150,000 to $200,000. The homes in the immediate <br />area surrounding the cul-de-sac is approximatelY $100,000 to <br />$150,000. These figures are from an agent of Caldwell Banker <br />Real Estate Company and were taken from available information <br />from their sources. <br />
