County Road C. <br /> <br />Item Description: <br /> <br />Backuound <br /> <br />1. The Jensen's own a home at 245 W. County Road C. The property is zoned R-I Single <br />Family and is designated for low density residential in the City's Comprehensive Land <br />Use Guide Plan. The lot is 11,323 square feet in size and the house is setback 55.5 feet <br />from the County Road C property line. Currently, the Jensen's do not have a garage on <br />the site. They are proposing to add a 22'x22' two car garage on the west side of their <br />house. The sideyard setback requirement in this area is 10 feet. Section 1004.01A3 <br />states that an accessory building shall be considered as an integral part of the principle <br />building if it is located less than 6 feet from the principle building. In this case, the <br />garage is proposed to be 5.5 feet from the house, making the sideyard setback <br />requirement for the garage 10 feet. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of the 4 foot sideyard setback variance to allow for the <br />construction of a new 22'x22' foot two car garage. It was the Committee's belief that to <br />connect the garage or move it closer to the house would cause the applicant's to lose <br />windows in both their living room and bedroom areas. It was also felt that the number of <br />different roof lines on the existing house would make it difficult to connect the new <br />structure to. The applicant is also seeking to preserve an existing tree behind the <br />proposed garage. The Committee also believed that enclosing parking within a garage, <br />enhanced public safety and improved the aesthetics of the area. <br /> <br />3. All affected adjacent properties have been notified and have given their written consent <br />for the proposed variance request. <br /> <br />1 <br />
