<br />~~ <br /> <br />.',."".../ <br /> <br />July 26, 1996 <br /> <br />To: <br /> <br />Mike Falk, City Planner <br />Jay Kennedy, Assistant Director of Public Works ~ <br />PROPOSED ACORN ACRES DEVELOPMENT <br /> <br />From: <br /> <br />RE: <br /> <br />The above proposal was reviewed as a sketch plan at the July 10, 1996, Planning Commission <br />meeting, Prior to the meeting, I submitted a list of comments to you regarding the project, I have <br />attached a copy of the previous memo, Based on comments made by the Planning Commission as <br />well as recent conversations we have had regarding the project, the following items will be <br />required as part of any application submitted to the Planning Commission for approval, <br /> <br />1, Trees <br /> <br />Acorn Road was reconstructed as part of the 1995 PMP projects. During the public <br />hearings, Acorn Road residents expressed a great deal of concern regarding trees, Many <br />neighbors expressed an interest in maintaining a rustic appearance in the neighborhood <br />As a result a great deal of effort was made to preserve existing trees, The proposed <br />development would occur on a parcel ofland that is heavily wooded, In order to maintain <br />the rustic appearance of Acorn Road, it will be required to minimize the amount of tree <br />removal on the site, For this reason, the applicant will submit an inventory of all trees <br />over 6" in diameter measured 5 feet above the ground, <br /> <br />2, Streets <br /> <br />The proposed roadway and cul-de-sac are required to be public streets, Based on the <br />concerns of the Planning Commission, the street should be 26 feet in width which would <br />allow parking on one side, A 60-foot right-of-way will be required for the roadway, and a <br />120-foot diameter right-of-way for the cul.de-sac, The roadway section must meet City <br />of Rose vi lie standards for a 7-ton design. <br /> <br />3 Wetland <br /> <br />During the field visit on July 18, 1996, I observed what appears to be a wetland along the <br />northern portion of the site, I have attached a map outlining the approximate area of the <br />wetland. The applicant must perform a wetland delineation at his expense to determine <br />whether the wetland falls under the provisions of the Wetland Conservation Act The <br />delineation must be performed by a reputable firm which specializes in wetland <br />delineation, <br />
