<br />July 9, 1996 <br /> <br />To: <br /> <br />Mike Falk, City Planner <br /> <br />From: <br /> <br />Jay Kennedy, Assistant Director of Public Works <br /> <br />RE: <br /> <br />ACORN ACRES SKETCH PLAN <br /> <br />I reviewed the sketch plans for the development located adjacent to Acorn Road. I have the <br />following comments: <br /> <br />Drainage <br /> <br />1. The drainage plan shows the construction of two small ponds at the west end of the plat. <br />The developer should consider expanding the existing pond in the southwest comer of the <br />site to provide all or a portion of the necessary stormwater detention. This may eliminate <br />all or a portion of the proposed ponding areas. <br /> <br />2. The maximum slope in a ponding area is 4 to 1. <br /> <br />3. All basement elevations must be at a minimum of one foot above the 100-year flood plain. <br /> <br />4. Outlot B should be sized so that it will contain the 100-year flood plain of the existing <br />pond. <br /> <br />5. Drainage and utility easements will be required along the rear lot lines. <br /> <br />Roadway <br /> <br />1. The roadway and cul-de-sac labeled as Outlot A should be a public road, The road could <br />be 24 feet wide with no parking with a 100-foot diameter cul-de-sac or other approved <br />turnaround on the east end. The roadway would require 60 feet of right-of-way while the <br />cul-de-sac would require a 120-foot diameter right-of-way. <br /> <br />2. The developer should consider aligning the street intersection with the location of the <br />existing sewer and water stub outs. If this is not possible, these utilities should be routed <br />around the proposed pond. <br />
