I
July 9, 1996

To:

Mike Falk, City Planner

From:

Jay Kennedy, Assistant Director of Public Works

RE:
,

ACORN ACRES SKETCH PLAN

Ii reviewed the sketch plans for the development located adjacent to Acorn Road. I have the
following comments:

Drainage

i
1. The drainage plan shows the construction of two small ponds at the west end of the plat.
The developer should consider expanding the existing pond in the southwest comer of the
site to provide all or a portion of the necessary stormwater detention. This may eliminate
all or a portion of the proposed ponding areas,

i
2. The maximum slope in a ponding area is 4 to 1.
I

~. All basement elevations must be at a minimum of one foot above the 1 DO-year flood plain.

. :4. Outlot B should be sized so that it will contain the 100-year flood plain of the existing
pond.

'5. Drainage and utility easements will be required along the rear lot lines.

I
Roadway
i

,1.

The roadway and cul-de-sac labeled as Outlot A should be a public road. The road could
be 24 feet wide with no parking with a 100-foot diameter cul-de-sac or other approved
turnaround on the east end. The roadway would require 60 feet of right-of-way while the
cul-de-sac would require a l20-foot diameter right-of-way.

12.

The developer should consider aligning the street intersection with the location of the
existing sewer and water stub outs. If this is not possible, tbese utilities sbould be routed
around the proposed pond.
