<br />Planned Unit Development: <br /> <br />A planned unit development application has been submitted to permit the construction of two <br />structures (the convenience store and the separate car wash building) on one lot. <br /> <br />Comprehensive Plan Amendment: <br /> <br />The application reques.ts an amendment to the Comprehensive Guide Plan to change the <br />designation of the 0.40 acre parcel in the northeastern portion of the site from low density <br />residential to business, consistent with the balance of the site which is already designated for <br />business us~. <br /> <br />SummaQ' of Plan Revisions: <br /> <br />In response to concerns raised at previous Planning Commission meetings. the applicants haw <br />made the following revisions to the plan: <br /> <br />1. To address concerns about the requested amendment to the City's Comprehensive Land <br />Use Guide Plan for the .4 acres, currently designated for low density residentiaL the site <br />area for the gas stationlcom'enience store project has been reduced from 1.65 acres to <br />1.041 acres and a separate parcel is proposed to be platted and rezoned B-1 to seITe as a <br />transitional parcel between the convenience store use to the west and the residential <br />neighborhood to the east. <br /> <br />2. The building area of the retail convenience store has been reduced from approximately <br />4,130 square feet (with expansion space) in the initial plan to appro~imately 2,800 square <br />feet in the current plan. <br /> <br />3. The canopy area, above the gas pumps, has been reduced from approximately 6.760 <br />square feet to 3,300 square feet. <br /> <br />4. The number of gas pumps has been reduced from 8 to 6. <br /> <br />5. The car wash building has been separated from the retail building and the car wash area <br />has been reduced to 1,800 square feet. <br /> <br />6. The proposed plat provides a separate lot consisting of 0.606 acres, parceled off in the <br />east portion of the site to be zoned B-1, Limited Business. This lot is intended to serve as <br />a transition lot between the convenience store/gas station and the residential <br />neighborhood to the east. <br /> <br />7. The revised site plan shows the placement of a screen fence along both the south lot line <br /> <br />3 <br />
