Perimeter Drive. The property is zoned B-1B, <br />Limited Retail, and is designated for business purposes in the City's Comprehensive Land Use <br />Guide Plan. The center currently consists of two separate masonry buildings, surrounded by <br />surface parking areas containing 228 parking spaces. Up until last year, a rree standing 250 <br />square foot A TM building, stood in the southerly portion of the site. With disuse, the former <br />bank building was removed from the site and Fairdale Investors are proposing to redevelop that <br />part of the site. <br /> <br />Fairdale Investors have been working with Starbucks Coffee Company to replace the former bank <br />building with a rree standing coffee shop. In a B-1B Limited Retail zoning district, restaurant <br />facilities are considered uses allowed by conditional use permit <br /> <br />City Code Requirements: <br /> <br />This property is zoned B-1B, Limited Retail and restaurant facilities are considered uses allowed <br />by conditional use permits in this zoning district. When reviewing an application for a conditional <br />use permit, the Planning Commission and City Council should consider the following criteria: <br /> <br />1. Impact on traffic. <br />2. Impact on parks, streets, and other public facilities. <br />3. Compatibility with the site plan, internal traffic circulation, landscaping, and structures <br />with contiguous properties. <br />4. Impact of the use on the market value of contiguous properties. <br />5. Impact on the general public health, safety, and welfare. <br />6. Compatibility with the City's Comprehensive Plan. <br />
