<br />The surface drainage of the site will not be altered. Grading for the new building is <br />minimal and utilizes existing catch basins. The amount of hard surface to be drained is <br />actually less with the proposed design than with the existing layout because of the <br />addition of landscaped areas around the new building. Roof drainage from the new <br />building will connected to the existing storm sewer via an underground pipe. Water <br />and sewer connections are to be made in West Perimeter Drive, and will be separate <br />from the remainder of the center. <br /> <br />Trash for the coffee shop will be stored in an attached enclosed trash room accessible <br />only from the exterior of the new building. Mechanical units on the roof will be <br />screened by high parapet walls. <br /> <br />We feel that the proposed addition will enhance Fairdale Shoppes and the surrounding <br />retail area. The proposed Starbucks Coffee Shop will not only fill a gap in Roseville's <br />retail fabric, but will also provide a valuable service to its residents. <br />
