The property is zoned B-1 Limited Business and is guided for business <br />purposes in the City's Comprehensive Land Use Guide Plan. The property slopes <br />quickly away from Rice Street to the west. Access is achieved through the joint use of <br />a private street serving this site and the Calibre Ridge multi-family project. <br /> <br />Gordy has been working with Jim Nelson on the possibility of siting a two story plus <br />walkout office facility on this site. Since the last Work Session meeting with the City <br />Council, the building footprint has been reduced in size to 1,500 square feet per floor <br />for a total of 4,500 square feet. The 1,500 square foot first floor is still proposed to be a <br />Blimpies Sub Sandwich Shop. Offices are permited uses in the B-1 zoning <br />classification and typically would be subject to administrative review to the issuance of a <br />building permit. Restaurants with food take out service first appear in the Roseville <br />Zoning Ordinance as a conditional use in the B-2 zoning district. In order to pursue this <br />proposal, the applicants would need to apply for either a rezoning to B-2 Retail <br />Business District or to Planned Unit Development. Before making formal application, <br />the applicants have requested Council consideration of this revised proposal at a Work <br />Session format. <br /> <br />v <br /> <br /> <br />With the original proposal, traffic considerations were raised as a staff concern. This <br />was primarily focused on the intersection of Viking Drive and Rice Street and the close <br />proximity to the Highway 36 turning movements and the fact that this would be an <br />uncontrolled intersection. One of the suggestions was to route traffic north through the <br />Calibre Ridge project to Minnesota Street to take advantage of the traffic signal at Rice <br />Street and Minnesota. Mr. Howe and Mr. Nelson have met with the neighborhood ?\ <br />association and the owners of Calibre Ridge to discuss this matter to see if this can be , <br />made to work.
