The <br />property is zoned B-1 Limited Business. The property slopes quickly away ITom Rice Street to the west. <br />Gordy has been working with Jim Nelson on the possibility of siting a two story with walkout office facility <br />on this site. The proposed facility would be approximately 3000 square feet in size. Offices are permitted <br />uses in the B-1 zoning classification and typically would be subject to administrative review to the issuance <br />of a building permit. <br /> <br />In this case, however, a proposed tenant for the buildings first floor is a Blimpies submarine sandwich <br />restaur,~t. Restaurants with food takeout service first appear in the Roseville zoning ordinance as a <br />conditional use in the B-2 zoning district. <br /> <br />In order to pursue this proposal, the applicants would need to apply for either a rezoning to B-2 retail <br />business district or to planned unit development before making formal application. The applicants have <br />requested Council consideration of this proposal at a Work Session meeting.
