Lexington Avenue. <br /> <br />Background <br /> <br />Jesse and Esther Brown own a home at 1835 N. Lexington Avenue. The property is zoned R-I <br />Single Family and is designated for low density residential in the City's Comprehensive Land <br />Use Guide Plan. It is a comer lot, located in the northwest quadrant of Lexington Avenue and <br />Ruggles Street. Their home has an attached single car garage, serviced by a horseshoe shaped <br />driveway with access on both Lexington A venue and Ruggles Street. Comer lots have 30 foot <br />setbacks on both street frontages. Currently, the Brown's single car garage is located 30 feet <br />from the Ruggles Street property line. Depending on budgets, the Brown's would like to add an <br />additional car stall to their current garage or a caT port in the same location. To do this, they are <br />seeking a 14 foot sideyard setback variance. <br /> <br />Variance Request Su-mmary <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />30 foot sideyard setback <br /> <br />16 foot sideyard setback <br /> <br />14 foot sideyard variance <br /> <br />The Minor Variance Committee has reviewe~ this request and has unanimously recommended <br />approval of a 14 foot sideyard setback variance to allow for the construction of an additional <br />garage stall/car port. Past practice has recognized that a single car garage is no longer consistent <br />with current lifestyles and is a practical difficulty. Providing off-street parking is especially <br />important for houses on major collector streets such as Lexington Avenue. <br /> <br />All affected adjacent properties have been notified and have given their written consent for the <br />proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties exist on the <br />site. <br /> <br />1 <br />
