<br />.... <br /> <br />CITY OF ROSEVILLE <br />.pLANNED UNIT DEVELOPMENT AGREEMENT <br /> <br />This AGREEMENT, dated between the City of Roseville ("the City") and <br />Ramsey County Library Board ("Developer"), shall be effective upon signature of all <br />parties. <br /> <br />1. Request for Planned Unit Development Approval. <br /> <br />The DEVELOPER has asked the CITY to approve a Planned Unit Development for a retail <br />coffee shop within the Ramsey County Library at 2180 N. Hamline Avenue. The subject <br />property is legally described as follows: <br /> <br />Section 10, Township 29, Range 23, West 100 feet of South 556.63 feet of East 6 acres <br />and excluding North 101 feet; the West 4 acres all in the Southwest 1/4 of Southwest 1/4 <br />of Southeast 1/4 (subject to roads) in Section 10, Township 29, Range 23. <br /> <br />2. Planned Unit Development Approval. <br /> <br />The CITY hereby grants approval of the Final Development Plan which is and subject to <br />the DEVELOPER'S compliance with the terms and conditions of this agreement. The CITY <br />agrees to approve applications for building permits, provided that said plans are consistent <br />with the exhibits which were approved at the concept and final stage of the Planned Unit <br />Development process, and all of the conditions of this agreement have been satisfied. <br /> <br />3. Approval by the CITY. <br /> <br />The CITY hereby approves the Development as shown on the following exhibits. The <br />DEVELOPER shall develop the subject property in accordance with the general plans <br />shown on the exhibits. If, however, the exhibits vary from the written terms of this <br />Agreement, the written terms shall control. The exhibits marked approved by the City <br />Council on September 9, 1996 include: <br /> <br />a. Site plan. <br />b. Interior Plans <br />c. Landscape plan. <br />d. Sign plan illustrating on-site and on building signage as described on <br />September 9, 1996. <br /> <br />- 1 - <br />
