Application of Requirements: These requirements apply to all work and to major repairs <br />and changes to old driveways which do not confonn to present requirements in addition <br />to new construction. <br /> <br />C. Notice to City: The 6ffiee 6fthc Community Development Director is to be notified of <br />the date that construction will start at least twenty four (24) hours in advance. <br /> <br />703.04: DRIVEWAY AND PARKING LOT STANDARDS: <br /> <br />A. New Commercial Uses: The location and specifications for curb cuts and driveways in <br />accordance with this Section shall be a necessary part of the plot plan for the use and <br />structure and must be approved prior to the issuance of a building pennit. <br /> <br />B. Standards for Driveways and Parking Lots: The following regulations shall apply to all <br />driveways and aisles in parking lots: <br /> <br />1. Maximum Width: <br /> <br />a. R-l and R-2 Zones: For sin~le family and duplex principle structures <br />within the R-l and R-2 zones. the maximum width of any driveway ~ <br />property line shall be twenty six feet (26').. fur properties rened R 1 ftftd <br />R 2 me8:3t1fCd at the pr6perty line, In addition to the maximum width, at <br />each side of the driveway where the driveway intersects the street, three <br />foot (3') flares are permitted. The maximum driveway width for all other <br />uses shall be 36 feet and 10 foot by 10 foot flares are pennitted. <br /> <br />b. All Other Zones: Exce.pt for the sin~le family and duplex principle <br />structures. the maximum driveway width for all other types of properties <br />shall be thirty six feet (36') as measured at the property line. In addition to <br />the maximum width, at each side of the driveway for such property where <br />the driveway intersects the street, ten foot by ten foot (10' x 10') flares are <br />pennitted. <br /> <br />2. Minimum Distance: The minimum distance between etI1'b8 ~of driveways at <br />the front property line right-of-way line shall be ten feet (10') except in planned <br />unit developments where the development a~reement shall speci1Y the distance.. <br /> <br />3.
