County Road B-2.

Bac1qp'ound

1. John .Severson owns a home at 500 W. County Road B-2. The property is zoned R-l
Single Family and is designated for low density residential in the City's Comprehensive
Land Use Guide Plan. The home currently has a detached two car garage serviced by a
10 foot wide gravel driveway located 1 foot from the east sideyard property line. To the
immediate west of the existing driveway, is a large pine tree estimated to be about 50 feet
tall and a substantial lilac bush. Mr. Severson is seeking a 4 foot driveway sideyard
setback variance to maintain the current location of his driveway and not have to remove
the existing tree and bush. It is also his concern that the sewer line servicing his home
may run along side the current driveway and he does not want to pave over his service.

Variance Request Summary

'- tl

ReqJlirement

Proposal

Variance

5 foot driveway
sideyard setback

1 foot driveway
sideyard setback

4 foot driveway
sideyard setback

2. The Minor Variance Committee has reviewed this request and has unanimously
recommended approval of a 4 foot driveway sideyard setback variance to allow blacktop
paving of an existing gravel driveway. It was the Committee's belief that removing the
pine tree and other vegetation constitutes a hardship.

3. All affected adjacent properties have been notified and have given their written consent
for the proposed variance request.

Alternatives:

1. Deny the variance based on findings that no hardships or practical difficulties exist on the
site.

1
