Roselawn Avenue. The property is zoned R-1 <br />Single Family and is designated for low density residential development in the City's <br />Comprehensive Land Use Guide Plan. The house currently has a detached garage, <br />serviced by an 8-1/2 foot wide driveway that is approximately 45 years old. The <br />driveway is presently located 2 feet from the east side yard property line and <br />immediately adjacent to the Varberg house. Mr. Varberg is seeking a 3-1/2 foot <br />driveway setback variance to reconstruct his driveway to a 9 foot width. <br /> <br />Variance Request Summary <br /> <br />Requirement Proposal <br /> <br />Variance <br /> <br />5 foot sideyard setback 1-1/2 foot driveway <br />sideyard setback <br /> <br />3-1/2 foot driveway <br />sideyard setback variance <br /> <br />The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 3-1/2 foot driveway sideyard setback variance to allow for <br />the reconstruction of an existing driveway to 9 feet in width. It was the Committee's <br />belief that the space between the existing house and property line, constitutes a <br />hardship. <br /> <br />All affected adjacent properties have been notified and have given their written consent <br />for the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties <br />exist on the site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty <br />exists on the site. <br />
