August9, 1996 <br />Corporationisapplying for anAmendmenttoPlanned Unit Development and for an <br />Amendment to theSubdivisionthatwas approved by theCityofRosevilleinNovember, 1993, <br />for Gateway WestBusiness Center located at the intersection ofCounty Road Cand the <br />Minnesota Transfer Railway. <br />Phaseofthe site is currently under development andconsistsofanew building of <br />approximately 96,000 square feet, andtherehabilitationandupgrading of the 60,000 square foot <br />1985 warehouse facility. The forthe 96,000 square foot building waschangedand <br />approved administratively by the City. Due to the change inthe building, CSM Corporation is <br />requesting that the interior lot line shift tothewest,andincrease the square footage ofthe third <br />building53,264 square feetto 79,600 square feet. <br />this date, all ofthe known environmental work hasbeen completed. <br />The approved subdivision hascreateda plat with three lots: Lotcontains the existing 1985 <br />warehouse,Lotcontains the first phase of newconstruction,and Lot 3 contains the second <br />phase of new construction. <br />Because the project will be built inphasesandproposes the shared use driveways, curb cuts, <br />parking areas and site utilities, we are applying forPlanned Unit Development to allow for the <br />consistent treatment thedifferent phases of thedevelopmentandthe flexible handling of <br />setbackandother issues toimprove the overall development. <br />The development will include approximately millionofnewconstruction,andwill involve <br />approximately100constructionjobs.Once constructed, the newdevelopment could provide for <br />asmany200 new jobsonapermanent basis. <br />
