The property is zoned R-1 Single <br />Family and is designated for low density residential development in the City's <br />Comprehensive Land Use Guide Plan. The home currently has an attached single car <br />garage. The Stasny's would like to add an additional car stall to their current garage. <br />To do this, they are seeking a 2 foot sideyard setback variance. <br /> <br />Variance Request Summaty <br /> <br />Requirement Proposal Variance <br /> <br />5 foot sideyard setback 3 foot sideyard setback 2 foot sideyard variance <br /> <br />The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 2 foot sideyard setback variance to allow for the <br />construction of an additional attached garage stall. Past practice has recognized that a <br />single car garage is no longer consistent with current lifestyles and is a practical <br />difficulty. Providing off-street parking is also recognized as a public safety benefit to the <br />City. <br /> <br />All affected adjacent properties have been notified and have given their written consent <br />for the proposed variance request. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardships or practical difficulties <br />exist on the site. <br /> <br />2. Grant the variance based on the findings that a hardship or practical difficulty <br />exists on the site. <br />
