This plan appears to <br />have a direct and immediate impact on the property owned by our client and leased to <br />Cummins Diesel Sales, Inc. As with any redevelopment plan, the immediate impacts are <br />uncertainty and deferring of improvements. The first question asked is how am I impacted <br />and when the property for the new project will be acquired. Our client is currently engaging <br />in lease negotiations with the present tenant, and plans for upgrading of the building and site <br />are cast in doubt by the plan. <br /> <br />Our client recognizes the efforts by the City of Roseville to deal with traffic and other <br />problems. However, the potential for substantial adverse impact on our client's property <br />conceivably renders the site unusable for the present tenant. <br /> <br />The community planning director has indicated that phased acquisition of private <br />property will be undertaken over the next five to ten years. In the case of our client's <br />property, we request that we be provided with details showing the location of the parkway, <br />and the extent to which the property owned by our client will be impacted.
