<br />REQUEST FOR COUNCIL DISCUSSION/DIRECTION <br />DATE: 10-21-96 <br />ITEM NO: <br />Department Approval: Manager Approved: Agenda Section: <br /> <br />Item Description: <br /> <br />Development Area Differentiation <br /> <br />Concern has been expressed concerning whether or not the future development of the <br />State Farm, Centre Pointe, Gateway, and the Twin Lakes site would compete with each <br />other for the same development. In an effort to determine if such development could <br />occur simultaneously in this market, the staff has begun the process of completing an <br />analysis of each of these development areas to determine what type of development is <br />most likely to occur in each of the areas and how they should best be marketed. <br /> <br />City planning staff has identified 15 criteria that could be used to analyze each of the <br />proposed development areas and their development potential. The staff will be working <br />with City consultants, the Tegra Group and Cobb Associates, to add and refine criteria <br />as well as do the analysis of each of the development areas. <br /> <br />The key "descriptors" we have identified so far to aid in this differentiation include: <br /> <br />1) Total site area in acres and square footage <br />2) Total buildable area - 30% to 40% usually <br />3) Building area - actual size of the buildings <br />4) Building heights <br />5) Employees per square foot <br />6) Value anticipated per square foot <br />7) Taxes per square foot <br />8) Retail and wholesale price of land on a square foot basis <br />9) Developer proforma <br />10) Comprehensive plan guidance for future land uses <br /> <br />1 <br /> <br />flIflIflI12b <br />
