<br />City Of Roseville <br />Planning Dept. <br />2660 Civic Center Dr. <br />Roseville, MN 55113 <br /> <br />Nov. 11, 1996 <br /> <br />.. <br /> <br />To Whom It May Concern: <br /> <br />We are seeking a rear lot line variance of 15' (instead of 30') <br />for Lot 1 Block 1 Bonnies Addition this is the culd a sac on <br />Milton St. south of Sherren st. The reasons we are requesting <br />this Minor Variance are as follows: The 30' drainage easement <br />runs parallel to the north lot line and starts 22' from the <br />north lot line and ends. 52' from north lot line, that leaves <br />approx. 45' to build a house with an attached 3 car garage. <br />(excluding 10'side yard setback.) The minimum width for a 3 car <br />garage is 30' that only leaves 15' for the house which is not <br />feasible. We are now forced to place the 3rd garage stall to the <br />back, leaving 2 garage stalls to the front. The minimum 2 car <br />deep garage is 40' and the lot is approx. 33' deep. (excluding 30' <br />front and back easement.) The house designed for the lot is the <br />most efficient and encroaches the least. The properties affected <br />by this are 948 Sherren St. and 949 County Road B. The <br />properties are both over 500' deep with the houses at the <br />minimum setback from the street. The Fee Owners of 948 Sherren <br />St. and 949 County Rd. B have no objection to the Minor Variance <br />Application submitted by Bob and Pam Magnuson. Enclosed is the <br />plot map showing building placement, blueprints for proposed <br />house and the signatures of approval to the variance.
