a.Parcel A shall dedicate 10 feet of right-of-way for County Road B, Parcel B shall <br />178 <br />dedicate 30 feet of right-of-way for Burke Avenue, and drainage and utility easements <br />179 <br />shall be dedicated in conformance with the standards of City Code §1103.04, as <br />180 <br />illustrated on RCA Exhibit D; <br />181 <br />b.Both parcels shall conform to the minimum parcel size standards of City Code §1103.06; <br />182 <br />c.The applicant shall complete the Residential Storm Water Permit process to install and <br />183 <br />maintain a BMP to mitigate the excess impervious surface coverage of the existing <br />184 <br />improvements on Parcel A, including the existing sheds or an equivalent replacement, if <br />185 <br />desired, within 30 days of filing the subdivision with the Ramsey County Recorder; <br />186 <br />OR <br />187 <br />Combined impervious surface area on Parcel A and Parcel B shall be limited to 30% of <br />188 <br />the total land area after right-of-way dedication (i.e., approximately 7,325 square feet), <br />189 <br />with Parcel A being limited to its existing improvements totaling about 4,700 square feet <br />190 <br />(including the existing sheds or an equivalent replacement, if desired) and Parcel B being <br />191 <br />allowed the remaining 2,625 square feet, more or less; and <br />192 <br />d.If the existing sheds are to be kept with the other existing improvements on Parcel A, <br />193 <br />they shall be relocated within the new parcel boundaries to comply with applicable <br />194 <br />setback and easement requirements. Otherwise, the unused shed(s) shall be removed from <br />195 <br />the property within 30 days of filing the subdivision with the Ramsey County Recorder. <br />196 <br />AA <br />LTERNATIVECTIONS <br />197 <br />Pass a motion to table one or more of the items for future action. <br />A.
