<br />REQUEST FOR COUNCIL ACTION <br /> <br /> <br />DATE: 02-10-97 <br />ITEM NO.: C-l <br />Mana Agenda Section: <br />Consent <br />Judy Adams and Sharon Duranly request for a minor variance at <br />2865-67 North Pascal Street. <br /> <br /> <br />Background <br /> <br />1. Judy Adams and Sharon Duranly each own half of a two family dwelling at 2865- <br />67 North Pascal Street. The property is zoned R-2 Two Family and is <br />designated for low density residential in the City's Comprehensive Land Use <br />Guide Plan. The site in question backs up to a cul-de-sac on Centennial Drive. <br />The applicants are proposing to construct an 11 foot by 24 foot sunroom and a 3 <br />foot deck on the rear of the existing two family dwelling which will be shared by <br />both of the owners. The existing structure has a 25 foot rear yard setback which <br />is 5 feet short of the 30 foot ordinance requirement. The ordinance allows <br />uncovered decks to be no closer than 10 feet to a street right-of-way line. The Minor Variance Committee has reviewed this request and has unanimously <br />recommended approval of a 16 foot rear yard setback variance to allow the <br />construction of an 11 foot by 24 foot sunroom on the rear of the existing two <br />family dwelling at 2865-67 North Pascal Street. The committee found that there <br />was a hardship present because of the unusual configuration and lack of lot <br />depth present because the lot backs up to the cul-de-sac on Centennial Drive. <br />The sunroom would have a sufficient separation from adjacent structures. There <br />are no reasonable alternative locations for the proposed sunroom. <br /> <br />3. All affected adjacent properties have been notified and have given their written <br />consent for the proposed variance request. <br /> <br />I <br />
