Cleveland A venue is classified as an A minor arterial. As such, the comprehensive plan calls <br />for minimizing the amount of accesses to this type of roadway. Therefore, it is recommended <br />that the driveways to Cleveland Avenue be eliminated. There is some concern that closing <br />the access to Lot 5 will cause a traffic problem at the entrance to Centre Pointe Drive The <br />applicant should reexamine the site plan assuming no direct access to Cleveland, <br /> <br />2. Since there is additional impervious surface under the current proposal, it should be noted <br />that the City's standard is that the runoff rate remain the same as that proposed under the <br />original plan, Runoff calculations will be required as well as a permit rrom the Rice Creek <br />Watershed District, <br /> <br />3, The ponding areas within the development should be maintained with a more "natural" <br />appearance, The slopes leading down into the ponds should not be mowed-the vegetation <br />should be allowed to grow naturally. <br /> <br />4. The existing bituminous pathway which circles the site should be placed in an easement <br />dedicated to the City In addition, jndividual sites should be connected to the trails with <br />sidewalks to promote pedestrian traffic between sites. <br /> <br />5, A sidewalk or combined pathway should be provided for Centre Pointe Drive and Lydia <br />Avenue within the existing right-of-way, <br /> <br />6. There may be some demand in the 'future for ma~s transit, particularJy buses. We should <br />consider a provision in the PUD, so a bus loading area could be provided in the future along <br />Cleveland Avenue or v.ithin the business park. <br /> <br />7. The City has a lift station located near the intersection of Lydia Drive and Cleveland Avenue, <br />The lift station should be included as part of the proposed landscaping plan to improve its <br />appearance, <br /> <br />-- <br /> <br />--- <br />
